Why Is My Home So Humid Even With the AC Running?
Ask most people what they want from their air conditioning and they will say they want to be cool. That is accurate, but in Southwest Florida the more precise answer is that they want to be comfortable, and comfort in this climate is as much about humidity as it is about temperature. A home that is 74 degrees but 70 percent relative humidity feels warm, heavy, and uncomfortable. A home that is 76 degrees at 50 percent relative humidity feels cool, light, and genuinely comfortable. Managing humidity is arguably the harder half of the job in this climate, and it is the half that most often goes wrong.
We hear from homeowners throughout our service area who describe their homes as feeling clammy, damp, or musty even when the thermostat reads a reasonable temperature. This is a humidity problem. Understanding why it is happening is the first step toward addressing it.
Oversized Air Conditioning System
An oversized AC system is the most counterintuitive cause of chronic indoor humidity problems, but it is also the most common one we encounter throughout Southwest Florida. When a system is too large for the home it is conditioning, it reaches the temperature setpoint quickly and shuts off before completing a meaningful dehumidification cycle. Air conditioning removes moisture from indoor air through condensation on the cold evaporator coil. That condensation process takes time. A system that runs for 8 minutes and shuts off, cycles back on 5 minutes later and runs for another 8 minutes, is short-cycling. It is maintaining temperature adequately but it is not spending enough continuous time moving air across the coil to remove sufficient moisture.
The result is a home that maintains the thermostat setpoint but feels humid and uncomfortable. Residents in communities throughout Naples, Bonita Springs, and Estero who moved into newer construction in the last decade sometimes describe this experience specifically: their system seems to be running correctly, the temperature is where they set it, but the home never quite feels comfortable.
Aging or Declining System Efficiency
This pattern is particularly common in established Fort Myers neighborhoods including the McGregor corridor, Iona, and the Villas area, and in the original residential sections of Bonita Springs near Old 41, where systems that are 10 to 15 years old are still operating without having received the full maintenance attention that keeps them performing at their design efficiency.
Building Envelope Issues
Coastal homes on Sanibel Island and Captiva Island, and older construction throughout Fort Myers Beach and the Iona area, often have building envelopes that have experienced storm-related damage to seals and flashings over the years. Post-storm repairs that did not address all penetrations can leave meaningful infiltration pathways.
Duct System Problems
Duct leakage is prevalent throughout Southwest Florida's housing stock, and the warm, humid attic environment means that any duct leakage involves air that is both hotter and more moisture-laden than in moderate climates. Duct sealing addresses this problem at its source and often produces a noticeable improvement in comfort and humidity control without any change to the AC equipment itself.
What the Right Humidity Level Feels Like and Why It Matters
Ideal indoor relative humidity for comfort in a cooled home is between 45 and 55 percent. At these levels, the air feels light and cool even at temperatures in the mid-70s. Above 60 percent, the air begins to feel heavy and clammy even if the temperature is correct. Above 65 to 70 percent, the conditions that support mold growth, musty odors, and the degradation of wood flooring, cabinetry, and furnishings become real concerns.
For homeowners in communities like Pelican Bay, Park Shore, Grey Oaks, and Talis Park in Naples, or in premium communities throughout Estero and Bonita Springs, where the quality of finishes and furnishings is significant, maintaining humidity in the appropriate range is as important for protecting the home as it is for personal comfort.
Solutions When the AC Alone Is Not Enough
When the AC is performing correctly but the home's humidity remains high due to envelope or duct issues, a dedicated whole-home dehumidifier installed in the HVAC system can provide supplemental moisture control that the AC alone cannot deliver. These systems maintain indoor humidity in the target range continuously, even during periods when the AC is not running because the temperature is already at setpoint.
What We See in Homes Across Our Service Area
In new construction communities throughout Estero and Naples, oversized systems are the most common humidity complaint. Builders often install equipment that is slightly larger than a proper Manual J calculation would specify because it avoids callbacks during hot weather, but the humidity consequences show up in the first summer or two of occupancy.
In established communities throughout Fort Myers including Gateway, Whiskey Creek, and the Iona area, aging systems that have lost dehumidification efficiency alongside gradual building envelope degradation create a combination problem that benefits from both system service and envelope assessment.
On Sanibel Island and Captiva Island, the combination of outdoor humidity that is among the highest in our service area, buildings that in some cases have experienced storm-related envelope damage, and seasonal occupancy patterns that sometimes mean the AC has been running at an elevated setpoint for months before residents return creates humidity situations that can require both equipment and building envelope attention to fully resolve.

I love using these guys when I need an electrician. Their prices are fair, service is always fast and on time, and they communicate really well. Today Germayne T came out to install an EV charger at our home. He was on time, worked hard trenching ~80’, and got creative to help minimize the amount of exposed PVC. His connections look great, and the charger is working perfectly. My AC randomly went out in the late afternoon and I thought it had to do with the battery on the thermostat or the filter needing to be changed but it ended up being 84 degrees in my house in the middle of the night and Kirk was able to get to me within an hour of me calling to fix my issue which happened to be the capacitor.
