Ask most people what they want from their air conditioning and they will say they want to be cool. That is accurate, but in Southwest Florida the more precise answer is that they want to be comfortable, and comfort in this climate is as much about humidity as it is about temperature. A home that is 74 degrees but 70 percent relative humidity feels warm, heavy, and uncomfortable. A home that is 76 degrees at 50 percent relative humidity feels cool, light, and genuinely comfortable. Managing humidity is arguably the harder half of the job in this climate, and it is the half that most often goes wrong.

A system that runs for 8 minutes and shuts off, cycles back on 5 minutes later and runs for another 8 minutes, is short-cycling. It is maintaining temperature adequately but it is not spending enough continuous time moving air across the coil to remove sufficient moisture.

The result is a home that maintains the thermostat setpoint but feels humid and uncomfortable. Residents in communities throughout Naples, Bonita Springs, and Estero who moved into newer construction in the last decade sometimes describe this experience specifically: their system seems to be running correctly, the temperature is where they set it, but the home never quite feels comfortable.

Aging or Declining System Efficiency

As an AC system ages and components wear, its dehumidification capacity can decline even if it is still maintaining temperature adequately. A blower running slightly below speed moves less air across the coil. A coil that has lost some of its heat transfer efficiency runs at a slightly higher surface temperature. Leaky return ductwork in an unconditioned attic space can pull hot, humid attic air directly into the system's return airstream. When that humid attic air mixes with the return air from the living space, the total moisture load the evaporator coil has to handle increases substantially. The coil removes what it can, but the increased latent load means less visible temperature cooling effect and higher residual humidity in the supply air.

Ideal indoor relative humidity for comfort in a cooled home is between 45 and 55 percent. At these levels, the air feels light and cool even at temperatures in the mid-70s. Above 60 percent, the air begins to feel heavy and clammy even if the temperature is correct. Above 65 to 70 percent, the conditions that support mold growth, musty odors, and the degradation of wood flooring, cabinetry, and furnishings become real concerns.
