The outdoor relative humidity in our area regularly exceeds 80 to 90 percent during the summer rainy season. The amount of moisture the air carries into your home every time a door opens, through every gap in the building envelope, and through normal occupant activities is significantly higher than in most parts of the country. Your AC system has to continuously remove that moisture to maintain comfortable indoor conditions.

When the AC system is not keeping up with that moisture load, whether because of how it is sized, how it operates, how the building is sealed, or how the ductwork is configured, the result is a home that feels persistently damp, heavy, and uncomfortable even when the thermometer reads a reasonable temperature. Oversized Air Conditioning: The Counterintuitive Cause

An oversized AC system is the most common cause of chronic indoor humidity problems in Southwest Florida homes, and it is genuinely counterintuitive until you understand how the dehumidification process works. Air conditioning removes moisture from your home by running warm, humid indoor air across the cold evaporator coil. Moisture in the air condenses on the coil surface and drains away. That condensation process requires time and continuous airflow contact with the cold coil surface.

An oversized system reaches the thermostat setpoint temperature quickly, often in 8 to 12 minutes, and shuts off. It cycles back on when the temperature drifts a degree or two, runs for another 8 to 12 minutes, and shuts off again. A blower motor running slightly below its rated speed moves less air across the coil per unit of time. A refrigerant charge that is marginally low changes the evaporator coil operating temperature. A coil surface that has accumulated biological growth insulates the coil slightly from the airstream. None of these individually may produce obvious cooling failure, but together they reduce the moisture removal that the system was designed to deliver.

Running the AC at a setpoint of 80 or 82 degrees to save energy while the home is unoccupied is understandable, but at those temperatures the system may not be removing enough moisture to prevent biological growth in the home’s materials and HVAC components over an extended absence.

For seasonal residents in communities like Pelican Bay, Park Shore, The Moorings, and Old Naples, we recommend setting the thermostat to 78 degrees maximum during extended absences rather than higher, and pairing it with a whole-home dehumidifier set to maintain humidity below 55 percent. This combination protects the home and its contents without running the full cooling load unnecessarily.

For homes where the AC system is appropriately sized and well maintained but indoor humidity remains persistently high despite these conditions being addressed, a whole-home dehumidifier integrated into the HVAC system is the right solution. These systems run independently of the AC, cycling on when humidity rises above the setpoint even during periods when the temperature is already at the desired level and the AC is not running.
