Diagnosing the Cause, Not Just the Symptom

Electrical Repair Services for Southwest Florida Homes

Most electrical repairs start with something small and specific. One outlet stopped working. A light flickers when the air handler kicks on. A switch feels warm. Individually these are minor. Collectively they are how a home tells you that something upstream needs attention.

Our licensed electricians repair residential electrical systems throughout Fort Myers, Estero, Bonita Springs, Naples, Sanibel Island, and Captiva Island. The work begins with diagnosis, because the visible symptom and the actual fault are frequently in two different places, and replacing the device you can see does not help if the problem is a connection twenty feet back in the circuit.

Mabry Brothers has been repairing and installing electrical systems in this market since 1995 under license EC13006459. We are family owned, we are local, and the electrician who diagnoses your problem is the one who fixes it.

Small Symptoms Usually Have Upstream Causes

Why Electrical Problems Are Rarely Where They Appear

A circuit is a chain, and a failure anywhere in it shows up at the weakest visible link. A dead outlet at the end of a run is often caused by a failed connection at an outlet three rooms back. Lights that dim when a large appliance starts can point to a loose neutral at the panel rather than anything wrong with the lights. This is why replacing the obvious component so often produces a repair that lasts a few weeks and then fails again in the same place.

Southwest Florida adds its own contributions. Humidity and salt air corrode terminations, especially at exterior devices, lanai circuits, and pool equipment. Repeated summer surge activity degrades components gradually rather than destroying them outright. And a good portion of the housing stock here was built during eras with wiring practices that have since been improved on, including the aluminum branch circuit wiring common in homes built between roughly 1965 and 1973. Proper diagnosis accounts for all of it.

In practice that means a dead outlet is usually a failed connection rather than a failed device, and often at a point earlier in the circuit than the one you noticed. Flickering confined to a single fixture is typically local, while flickering across multiple rooms or dimming when a large appliance cycles points toward a loose neutral or a service level connection. A warm outlet, switch, or cover plate is the one symptom that should be treated as time sensitive rather than scheduled at your convenience, because warmth means resistance and resistance inside a closed box generates heat. And a circuit that trips under the same use it has always handled has either developed a fault or quietly gained load over the years, neither of which is corrected by installing a larger breaker.

Electrical Repairs We Perform

Repairs are diagnosed before they are quoted, because pricing a guess helps nobody. We work the circuit systematically from the panel outward, find the actual point of failure, explain what caused it, and correct it in a way that holds rather than replacing the component where the symptom happened to surface. Nearly everything we are called for falls into one of the categories below.

Electrical Troubleshooting and Diagnostics

When the symptom and the cause are in different places, tracing is the job. We work the circuit systematically from the panel outward using proper test equipment, identify the actual point of failure, and explain what we found before any repair begins.

Outlet and Switch Repair

Dead, loose, warm, or intermittent devices are usually a termination problem. We inspect the conductors and box, correct the connection, and replace the device with one appropriate for the location, including GFCI and tamper resistant devices where current code requires them.

Circuit Breaker and Panel Repairs

Failed breakers, loose lugs, corroded bus connections, and main breaker problems are all repairable in the right circumstances. We evaluate whether a targeted repair is appropriate or whether the panel has reached the point where replacement is the better decision, and we tell you honestly which it is.

Wiring Repair and Fault Correction

Damaged, overheated, corroded, or improperly spliced wiring gets repaired to code rather than patched. This includes conductors damaged by rodents, water intrusion, prior renovation work, and connections made outside of an accessible junction box.

Light Fixture and Ceiling Fan Repair

Fixtures that flicker, hum, will not switch, or have stopped working entirely are frequently a wiring or box problem rather than a fixture problem. We repair the supply side and correct improper box support, which is a common finding on fans that wobble or fixtures that were hung on a box never rated to carry them.

Exterior, Lanai, and Pool Equipment Circuits

Outdoor circuits take the worst of Southwest Florida’s humidity, salt air, and rain intrusion. We repair corroded devices, failed weatherproof covers, damaged buried conductors, and pool equipment circuits, and we correct exterior devices that were installed without proper weather resistant ratings.

Repairs That Do Not Come Back

Why Work With Mabry Brothers for Electrical Repairs?

The difference between a repair that lasts and one that does not is almost always diagnosis. It is faster to replace the part that looks bad, and it produces a customer who is satisfied for about a month. We would rather spend the extra time finding the actual cause, because the alternative is coming back to the same address for the same symptom, and after thirty years in one market that adds up.

Our repair crews are the same licensed electricians who handle our remodel and new construction work, which means they have opened enough walls in this market to recognize what they are looking at. When we find something during a repair that suggests a broader issue, an undersized service, aluminum branch wiring, or prior work done outside of code, we will tell you what we found and what it means without turning a service call into a sales pitch.

Electrical Repairs Throughout Southwest Florida

Communities We Provide Electrical Repair Services To

The repairs we perform most often vary noticeably by community, because the wiring practices in use when a neighborhood was built determine what fails in it thirty or fifty years later. Here is what we typically find across our service area.

Fort Myers

Fort Myers has the broadest span of construction eras in our territory, and the repair work reflects it. In homes built between the mid 1960s and early 1970s we regularly find aluminum branch circuit wiring, which requires proper remediation at terminations rather than ordinary device replacement. Elsewhere in the city, the most common repairs are failed back stabbed device connections and circuits that quietly accumulated load over decades of additions and renovations.

Estero

Estero repairs are mostly newer construction issues. The wiring itself is generally sound, so faults tend to originate at devices, at exterior and lanai circuits, and at additions made after the original build. Pool equipment circuits and outdoor kitchen wiring account for a large share of Estero repair calls, since those installations sit fully exposed to weather and were often added by a contractor other than the original electrician.

Bonita Springs

Bonita Springs gives us both ends of the spectrum. Older homes near Old 41 and toward Bonita Beach produce original wiring repairs, failed fuse panel circuits, and corroded exterior devices. In the newer communities, the majority of repair calls involve surge damaged devices and equipment after storm season, along with lanai and screen enclosure circuits that were not installed with weather resistant devices.

Naples

Naples repair calls take longer to diagnose than anywhere else we work, and that is a function of scale. A large Naples home may run four or five sub panels feeding a guest house, a pool equipment pad, landscape lighting, a summer kitchen, and a detached garage. Finding a fault means tracing distribution rather than checking a single panel, and homes with extensive landscape and low voltage lighting add another layer to work through.

Sanibel Island

Corrosion drives most Sanibel repairs. Salt air reaches terminations at exterior devices, fixtures, meter enclosures, and even interior boxes on homes near the water, and corroded connections produce exactly the symptoms homeowners describe as intermittent. Sanibel also has a significant volume of post storm repair work where wiring was affected by water intrusion and needs properly evaluated rather than simply re energized.

Captiva Island

Captiva combines the harshest exposure in our service area with homes that sit unoccupied for months at a time. Intermittent faults that a full time resident would notice immediately go undetected here, so problems tend to be further along by the time we are called. For seasonal Captiva homeowners, we recommend having exterior devices and lanai circuits looked at before the season starts rather than diagnosing them in the middle of it.

Your Questions, Answered

Frequently Asked Electrical Repair Questions

Why did my electrician need to check other rooms to fix one outlet?
Because outlets on the same circuit are wired in sequence, and a failure at one device commonly kills everything downstream of it. The dead outlet you noticed is often not the one that failed. Tracing the circuit to the actual break is the only way to make a repair that holds.
My lights dim when the air conditioner starts. Is that normal?
A very brief dip when a large motor starts can be normal. A noticeable dim, a dim that lasts, or dimming that has gotten worse over time is worth investigating, because it can indicate a loose neutral, a service connection problem, or a service that is undersized for the home's current load.
Do I have aluminum wiring, and does it need replaced?
Homes in Southwest Florida built roughly between 1965 and 1973 may have aluminum branch circuit wiring. It does not automatically require a full rewire. In most cases the correct approach is proper remediation at the terminations using approved connectors and devices rated for it. We can identify what you have during a service visit.
Should I repair my electrical problem or upgrade the whole system?
That depends on what we find. An isolated fault on an otherwise sound system is a repair. Repeated faults across multiple circuits, an undersized service, or wiring that has been modified outside of code over the years points toward a larger correction. We will lay out both paths and what each one actually solves.
Can you repair work that a previous contractor did incorrectly?
Yes, and we see a fair amount of it. Common findings include splices made outside of a junction box, buried boxes that are no longer accessible, interior rated devices installed outdoors, and circuits extended beyond what they were designed to carry. We correct the work to code and explain what was wrong with it.
