Renovation Work We Have Done for Three Decades

Remodel Electrical Services in Fort Myers and SWFL

Remodel electrical is a different discipline than new construction. On a new build you are creating a system. On a remodel you are joining new work to an existing system whose history you did not write, and the first job is always figuring out what is actually there.

Our licensed electricians handle remodel and renovation electrical throughout Fort Myers, Estero, Bonita Springs, Naples, Sanibel Island, and Captiva Island. That includes kitchens, bathrooms, whole home renovations, additions, and lanai and outdoor living projects, alongside the new construction work that has been our core business since 1995.

The most common surprise on a renovation is electrical, and it is usually discovered after demolition. Circuits that were extended past what they should carry, splices in inaccessible places, ungrounded runs, and services without capacity for the new scope are all routine findings. Identifying them during planning is what keeps a project on schedule.

What Demolition Usually Reveals

Why Remodel Electrical Is Harder Than It Looks

Every existing home carries an undocumented history in its walls. Additions wired off whatever circuit was closest, a lanai enclosed at some point with devices that were never rated for the location, a kitchen updated in the 1990s with circuits extended rather than added, junction boxes drywalled over during a previous renovation. None of it is visible until demolition, and all of it affects the scope of the work you are about to do.

This is why we push to look at a project before the design is finalized rather than after. Two questions matter most: does your service have the capacity for what you are adding, and what condition is the existing wiring in the work area. Kitchen remodels in particular add significant load, since current code requires multiple dedicated circuits that older kitchens simply do not have. Finding out that the panel is full during rough in is the most common way a renovation loses two weeks.

The findings that change a remodel’s electrical scope are predictable once you have opened enough walls. Insufficient panel capacity is the most common, since new kitchen circuits, an added bath, a lanai enclosure, or a pool all draw on a service that may already be at its practical limit, and that is what most often becomes a panel replacement mid project. Previous renovations frequently added devices to whatever circuit happened to be nearby, and those circuits usually need split and properly re fed. Junction boxes drywalled over during earlier work are both a code violation and a genuine hazard, and they get relocated to accessible locations when we find them. And ungrounded or aluminum circuits uncovered during demolition need evaluated and corrected as part of bringing the renovated area to current code.

Renovations of Every Size

Remodel Electrical Services We Provide

We handle the electrical scope on renovations of every size, sequenced with the other trades and permitted throughout. Our rough in is scheduled around what cabinetry, drywall, and tile need rather than the reverse, so electrical is not the trade holding the rest of the project up.

Kitchen Remodel Electrical

Kitchens carry the heaviest electrical scope in a renovation. Dedicated small appliance circuits, range and cooktop circuits, dishwasher, disposal, microwave, island power, under cabinet lighting, and ground fault protection all have to be planned and fed properly, and older kitchens rarely have the circuit count current code requires.

Bathroom Remodel Electrical

Bath renovations require dedicated circuits, ground fault protection, correct fixture ratings for wet and damp locations, exhaust ventilation, and appropriate vanity and shower lighting. Older bathrooms frequently have a single circuit doing everything, which is not adequate for a renovated space.

Whole Home Renovation Electrical

On a full renovation the right approach is usually to evaluate the entire system rather than only the work area. We assess the service, the panel, and the existing wiring, then plan a scope that brings the home forward as a whole instead of leaving a patchwork of eras behind the walls.

Additions and Lanai Enclosures

New square footage needs circuits, lighting, and often a sub panel, and enclosing a lanai changes the location classification of devices that were previously outdoors. We handle the load planning, the new circuits, and the corrections that come with converting exterior space to interior.

Outdoor Living and Pool Projects

Outdoor kitchens, pool and spa equipment, lanai lighting and fans, and landscape lighting all require properly rated circuits and devices. This is one of the most common renovation types in our market and one where improper installation shows up quickly in coastal conditions.

Code Corrections During Renovation

Renovation is the least expensive moment to correct what is already open. Ungrounded circuits, missing ground fault and arc fault protection, aluminum terminations, and improper splices in the work area all get addressed while the walls are accessible rather than revisited later.

Why Work With Mabry Brothers on Your Remodel?

Renovation electrical is as much about timing as it is about wiring. Rough in has to happen in the window after demolition and before drywall, inspections have to be scheduled into that window, and cabinetry, tile, and countertop trades are all waiting behind it. We have been sequencing this work in Lee and Collier County since 1995, and we plan our portion around what the rest of the project needs rather than around what is convenient for us.

The other thing we bring is candor about scope. If demolition reveals that the panel cannot support the new kitchen, telling you immediately and clearly is more useful than working around it. We will lay out what the correction involves, what it costs, and what happens if it is deferred, so you can make the decision with real information rather than discovering the consequences at final inspection.

Renovation Work Across Southwest Florida

Communities We Provide Remodel Electrical Services To

What a renovation uncovers depends almost entirely on when the home was built and how many hands have been in it since. Here is what we typically find across our service area.

Fort Myers

Fort Myers renovations produce the widest range of findings in our territory, and the most surprises. Homes in the older neighborhoods have frequently been renovated two or three times over the decades by different contractors under different codes, which leaves layers of work that have to be untangled. Kitchen remodels in Fort Myers almost always require added circuits, and a meaningful share of them turn into panel conversations once the existing capacity is calculated.

Estero

Estero renovation work is mostly about expansion rather than correction. The underlying wiring is generally sound, so the scope tends to be adding capacity for outdoor kitchens, lanai enclosures, pool equipment upgrades, and kitchen updates. Lanai enclosures are particularly common here, and they carry an often overlooked requirement: devices that were correctly rated as exterior become interior once the space is enclosed, and the reverse is true when a wall comes down.

Bonita Springs

Bonita Springs renovation work splits along the same line as everything else in that market. Older homes near Old 41 and toward the beach deliver original wiring, ungrounded circuits, and undersized services, and renovation is usually the right moment to correct all three. In the newer eastern communities, remodels are typically kitchen, bath, and outdoor living projects on sound existing systems.

Naples

Naples renovations are the largest in scope and the most coordinated. Whole home renovations here frequently involve rewiring for extensive lighting design, adding sub panels for reconfigured spaces, integrating motorized shades and automation, and working alongside designers, architects, and technology consultants. The electrical scope on a significant Naples renovation can approach what a new build requires.

Sanibel Island

A large share of Sanibel renovation work is storm recovery, and it comes with a specific requirement: establishing what was affected, what was repaired, and whether that repair was permitted. We evaluate existing conditions carefully on island renovations before scoping new work, since assumptions about what is behind the walls are less reliable here than anywhere else in our territory.

Captiva Island

Captiva renovations require planning that mainland projects do not, and material staging in particular has to be worked out in advance. Most island renovation work we handle involves bringing older properties up to current standards while accounting for exposure, so exterior devices, lanai circuits, and service equipment usually need more attention than the interior scope does.

Remodel Questions We Hear Often

Frequently Asked Remodel Electrical Questions

Will my kitchen remodel need new circuits?
Almost certainly. Current code requires multiple dedicated circuits in a kitchen for small appliances, the range or cooktop, the dishwasher, the disposal, and the microwave, along with ground fault protection. Kitchens built before those requirements typically have a fraction of that, so added circuits are a standard part of the scope rather than an upsell.
Do I need a permit for electrical work during a remodel?
Yes. New circuits, relocated devices, and rewiring all require permits and inspections in Lee and Collier County. We pull the permits and schedule the inspections into the project timeline. Unpermitted renovation electrical becomes a disclosure issue at resale and can complicate an insurance claim.
What happens if you find problems behind the walls?
We tell you immediately, explain what we found, and lay out what correcting it involves and what happens if it is deferred. Common findings include buried junction boxes, circuits extended past their design, ungrounded runs, and aluminum terminations. Renovation is the least expensive moment to fix any of them, since the walls are already open.
Should the electrical be evaluated before the design is finalized?
Yes, and it is the single best thing you can do to keep a renovation on schedule. Knowing whether the service supports the new scope and what condition the existing wiring is in lets you plan for it rather than react to it. Finding out during rough in is how renovations lose weeks.
Can you work alongside our general contractor?
Yes, and most of our renovation work is coordinated with a general contractor or a builder. We schedule our rough in and trim out around the project sequence and handle our own permitting and inspections. On projects where we are also handling the HVAC scope, that coordination gets simpler still.
