New construction is the work Mabry Brothers was built on. We started wiring homes in Southwest Florida in 1995, and the electrical scope on new builds has been the core of our business ever since. Everything else we do is informed by it.

We handle the complete electrical scope on residential new construction across Fort Myers, Estero, Bonita Springs, Naples, Sanibel Island, and Captiva Island. That runs from service and panel design through rough in, lighting layout, device installation, low voltage provisions, trim out, and coordination of every inspection along the way.

The decisions that matter most on a new home are made before drywall, and many of them are difficult and expensive to revisit afterward. Service capacity, circuit planning, lighting layout, and provisions for equipment the owner has not bought yet all get settled during rough in. Getting them right then is the entire point.

The Decisions That Cannot Be Revisited Later

What Gets Decided During Electrical Rough In

Rough in is where a home’s electrical system is actually determined. Once the drywall is up, adding a circuit, moving a switch, relocating a fixture, or increasing service capacity all become substantially more expensive and more disruptive. The homeowners who are happiest with their electrical system years later are almost always the ones who spent time on the layout during framing rather than treating it as a technical detail to delegate.

The decisions worth spending that time on are specific. Where switches go relative to how people actually walk through a room. Whether the kitchen island has power where the seating will be. How many circuits the garage gets and whether one of them is provisioned for a car charger. Whether the lanai and outdoor kitchen are wired for the way the family will really use them. Whether the service has headroom for a pool, a spa, or an addition that is not in this phase. None of these are expensive during rough in. All of them are expensive afterward.

There are four provisions we encourage every new construction client to consider while the walls are still open. Sizing the service beyond today’s load, with room for the pool, spa, car charger, or addition that is likely within a decade, costs very little now and a great deal later. A conduit run and reserved panel capacity for EV charging is a small fraction of what it costs to retrofit a charging circuit into a finished garage. Lanais, outdoor kitchens, pool equipment, and landscape lighting all need dedicated, properly rated circuits, and this region uses those spaces far more heavily than most. And fixture placement, switch locations, and dimming zones are inexpensive to adjust during framing and costly to change once the ceiling is closed.

We handle the complete electrical scope on residential new construction, coordinated to the builder's schedule and inspected at every stage. That gives you one contractor accountable from the load calculation through the final inspection, with the rough in planned around what the rest of the project needs rather than around what is convenient for us.

Electrical Design and Load Planning

Before anything is installed, we determine service size based on a real load calculation, plan panel and sub panel placement, and map circuit distribution across the home. This is where capacity for future additions gets built in rather than wished for later.

Complete Rough In Wiring

Branch circuit installation, device boxes, switch legs, home runs, and panel installation, executed to plan and to code. Rough in is where the quality of an electrical system is actually determined, since almost none of it is visible again afterward.

Service and Panel Installation

Service entrance, meter equipment, main panel, and any sub panels feeding detached garages, guest structures, pool equipment, or outdoor kitchens, with grounding and bonding installed correctly the first time.

Lighting Layout and Fixture Installation

Recessed layouts, fixture placement, switching and dimming zones, under cabinet provisions, and exterior and landscape lighting, planned with the builder and the homeowner during framing and installed at trim out.

Low Voltage and Future Ready Provisions

Data, structured wiring, security and camera provisions, audio pathways, and conduit runs for systems the homeowner may add later. Empty conduit installed during rough in is one of the best investments available on a new build.

Trim Out and Inspection Coordination

Device and fixture installation, panel labeling, testing, and coordination of rough and final inspections with Lee or Collier County. We schedule around the builder’s timeline so electrical is not the trade holding up the certificate of occupancy.

Why Work With Mabry Brothers on New Construction?

New construction electrical is a scheduling discipline as much as a technical one. Rough in has to happen in a window between framing and insulation, inspections have to be coordinated, and any delay in the electrical scope pushes every trade behind it. We have been running that sequence in Lee and Collier County since 1995, we know how the local inspection process actually works, and builders who have used us before generally keep using us for that reason.

Running both trades is also a genuine advantage on a new build. Electrical and mechanical rough in compete for the same spaces, and having one contractor responsible for both eliminates a whole category of conflict between air handler placement, duct runs, panel location, and circuit routing. It also means the equipment loads used in our electrical calculations are the actual specifications of the equipment we are installing.

Fort Myers

Fort Myers new construction is largely infill and custom building on established lots, which brings its own considerations. Service coordination on an existing street, working around mature landscaping and neighboring structures, and connecting to utility infrastructure of varying age all factor into how we plan a Fort Myers build. We also handle a steady volume of new construction in the developing areas east and south of the city.

Estero

Estero has been one of our most consistent new construction markets for two decades. Building here has moved steadily east, and current construction is generally larger and more heavily specified than what went up in the late 1990s. Outdoor living scope in particular has grown substantially, and lanai, outdoor kitchen, and pool electrical is now a significant portion of the rough in on an Estero home.

Bonita Springs

Bonita Springs new construction runs from replacement builds on older lots near the beach to full custom homes in the eastern communities. Coastal builds require particular attention to service equipment placement, corrosion resistant exterior components, and elevation requirements, and we plan those details during design rather than adapting to them in the field.

Naples

Naples is where our new construction scope is largest and most complex. Custom homes here routinely involve multiple sub panels, detached guest structures, extensive interior and landscape lighting design, outdoor kitchens, pool and spa automation, standby generators, and integration with systems specified by designers and technology consultants. These projects require coordination as much as installation, and that is a large part of what we bring.

Sanibel Island

Sanibel new construction is heavily shaped by post storm rebuilding and by elevation requirements. Elevated construction changes where service equipment can be placed, how conductors are routed under and through the structure, and what corrosion protection is warranted. Island builds also carry logistics considerations for material delivery and crew scheduling that we build into the project plan from the start.

Captiva Island

Captiva construction requires the most planning of any work we do. Access, staging, and scheduling all have to be worked out well in advance, and there is very little tolerance for discovering a material shortfall mid week on the island. We plan Captiva builds accordingly, and we specify corrosion resistant components throughout given the exposure conditions the finished home will live in.

Frequently Asked New Construction Electrical Questions

When should the electrical contractor get involved in a new build?
Earlier than most people expect, ideally during design rather than at framing. Service size, panel placement, and provisions for future equipment are all easier to plan on paper. By the time framing is complete, most of the meaningful decisions are already constrained by what has been built.
What service size should a new home have?
It comes from a load calculation specific to the home, accounting for square footage, HVAC equipment, water heating, kitchen appliances, pool and spa equipment, and any EV charging. Many Southwest Florida homes land at 200 amps, and larger homes with detached structures and multiple air handlers frequently need 320 or 400.
Should I wire for an EV charger even without an electric vehicle?
It is one of the least expensive future proofing decisions on a new build. A conduit run to the garage and reserved panel capacity during rough in costs a small fraction of retrofitting a charging circuit into a finished home, and it takes almost no additional time during construction.
Do you work directly with builders or with homeowners?
Both. On builder led projects we work within the builder's schedule and coordinate with the other trades. On owner led custom projects we work directly with the homeowner and their designer or architect. Either arrangement works, and the scope and standards are the same.
How does having one contractor for electrical and HVAC help?
The two trades compete for the same spaces during rough in, and the electrical load calculation depends on the actual HVAC equipment being installed. When one contractor handles both, those conflicts get resolved during planning rather than negotiated in the field, and the schedule has one fewer coordination point to fail at.
