Restoring Cooling Performance For A Southwest Florida Island Property

HVAC Compressor & Coil Replacement For A Captiva Island Home

A homeowner on Captiva Island contacted our office after noticing their air conditioning system was no longer performing reliably. Upon arrival, our technician found the system critically low on refrigerant, which is a major concern, especially in SW Florida’s warm, humid environment where HVAC efficiency is essential.

After visually inspecting all service connections, our technician identified an oil stain on the condenser coil, which is a strong visual indicator of a refrigerant leak. Using an electronic leak detector, the presence of a leak was confirmed. A thorough inspection followed, including leak testing the evaporator coil, all exposed line set joints, and the condensing unit. The only leak found was isolated to the condenser coil.

With detailed notes from a prior technician available, it was confirmed that the system had already received a new line set and compressor. However, due to the current condition of the condenser coil and the refrigerant loss experienced, a full coil replacement was now required to restore system integrity, to get this property cooling again.

How We Fixed the Leak and Executed Our Repair Plan

Full System Assessment Leads to Coil Replacement & Recharge

To carry out the repair, we determined that the condenser coil, line drier, and TXV would need to be replaced, along with a complete recharge of the system using 17 lbs of R410A. Because of the unit’s elevated placement and long line set, the repair would require a two-man team, additional setup time, and a deep vacuum pull to ensure the system was moisture and air free before recharging.

On the scheduled return visit, our technicians installed the new condenser coil, line drier, and TXV. The system was pressure-tested using nitrogen to confirm leak-free integrity. Once confirmed, a deep vacuum was pulled across the full line set, and the system was recharged with 23 lbs of R410A, calibrated to the manufacturer’s subcooling specifications.

Efficient Operation Recovered with Expert Repair Work

Leak Eliminated, Coil Replaced, & HVAC Performance Restored

After the full installation and charging process, the system was tested and found to be cooling properly. Airflow, refrigerant pressure, and system temperature were all within target operating ranges, with no signs of leakage or performance loss.

The HVAC repairs our team completed restored system functionality for the homeowner, ensuring consistent comfort and cooling performance ahead of the peak summer months. By addressing the refrigerant leak at its source and replacing key components, we delivered a long lasting, reliable solution to protect both comfort and equipment longevity.
